What is Room Turnover Time?
Room turnover time is the duration between a guest checking out and the room being ready for the next guest to check in.
Turnover time depends on three factors: when housekeeping is notified of the checkout, how quickly they can clean the room, and how quickly the status update reaches the front desk. In hotels using manual communication (phone calls, walkie-talkies), each handoff adds delay. In hotels using a PMS with real-time room status, the front desk sees availability change the moment housekeeping finishes.
Example
A guest checks out at 11am. Housekeeping cleans and inspects the room. The room is marked as available at 12:30pm. Turnover time = 1.5 hours.
Why Room Turnover Time matters
Long turnover times mean guests waiting in the lobby for their room. Short turnover times mean earlier check-ins and happier guests. The difference is usually not cleaning speed — it is coordination. When the front desk knows which rooms are being cleaned and which are ready, they can manage guest expectations accurately.
